A Grade II listed maisonette in Islington was transformed by ARCHEA into a light-filled modern home, overcoming layout, acoustic, and conservation challenges. A Flushglaze Fixed Rooflight within a new rear extension brings natural daylight into the kitchen-dining space while maintaining a low visual impact suitable for the conservation area.

Located in the New River Conservation Area in Islington, this Grade II listed duplex maisonette had previously been converted into flats during the 1970s, but as a result, the property suffered from two primary issues: a fragmented, dated layout and significant acoustic "bleeding" from the neighboring unit above.
ARCHEA was appointed to reimagine the property as a light-filled, modern home while also future-proofing and climate-proofing the building. Achieving this within the constraints of strict conservation and listed building regulations required a sensitive and carefully considered approach.
To resolve the disconnect between the living spaces, a new rear extension was designed to house a contemporary kitchen and dining space. Central to this transformation is the Flushglaze Fixed Rooflight, which acts as a structural centerpiece, framing a mature tree in the rear garden.
To resolve the long-standing acoustic issues, a low-profile acoustic ceiling was integrated into the upper-floor bedrooms, satisfying Listed Building Consent without sacrificing ceiling height.
Modernisation did not come at the expense of character. Extensive internal refurbishment and modernisation was carried out throughout the home to improve function and aesthetic, whilst also retaining and respecting a number of original Georgian elements such as the timber sash windows, timber floors and internal shutters.
As part of the wider sustainability strategy, the property was also fully removed from the gas grid and transitioned to an Air Source Heat Pump – a notable achievement for a listed heritage building.
In a sensitive conservation area like the New River Conservation Area, visual impact is the primary concern for planning officers. The Flushglaze Fixed Rooflight was the ideal solution for several reasons: Its minimalistic external appearance ensures a low-profile aesthetic that is virtually invisible from neighboring homes, and its high thermal performance supports the project’s wider goal of a carbon-neutral heating strategy.
